Buying a Home with The Carrion Group

 

A. Making the decision to purchase a home:

Your first step will be to communicate with all of the decision makers who will be involved in the process. All decision makers should be in agreement to purchase a property and with the major features of the property. You could then contact us to assist you in preparing to purchase a home.  Be assured that you will find a professionally trained and experienced agent who will offer you agency representation options and full service.

During the start of the process, you may find that creating a list of desired features and terms for acquiring your home will become helpful. Such features may include the number of bedrooms and bathrooms you will need, the size you want the kitchen to be, the type of yard you would love for your children and/or pets to play in, the kind of neighborhood you want, types of schools in the area, the length of your commute to and from work, environmental safety etc. Some of the terms may be listed in regards to financial or vacancy preferences.

B. Qualifying for a loan:

As your agent, I will either contact your current lender or connect you with several lenders to select from that will make sure you are preapproved, prequalified or hopefully approved for a loan. Then together we will be able to determine a purchase price that will be great and affordable for your family and yourself.

During this time, you may check your credit report and score to forecast how much of a loan you will qualify for. You may also calculate how much you can afford by using several different mortgage calculators that are provided online.

C. Searching for a home:

As your agent, I will search all Multiple Listing Services and contact all local and global agents within my network and reach, in order to provide you with detailed information on almost any property currently listed for sale. Together we will preview homes until we find the perfect home for your family and yourself.

D. Making an offer:

We will submit an offer once we have found your dream home, and I will make sure to represent you well and negotiate for the best price for your family and yourself. In order to do so, I will aide you in writing an offer with the price you wish to pay, and the terms you wish to purchase the home for.  Such as the following:

  • The amount you are offering to purchase the home for
  • The deposit, down payment and mortgage amounts
  • Closing and occupancy dates
  • Contingencies, such as obtaining a mortgage, building inspections, pest inspections, etc.
  • Personal  property to be specifically included or excluded with the purchase of the home

During this time you will need to make a deposit to escrow in order to give the seller a sign of good faith. This amount will be allocated with the down payments funds and will be deducted from the purchase price to lower the mortgage loan amount.

E. Having an accepted Offer and between contract and closing:

Once an offer has been accepted, I will provide you with a timeline of dates and guide you through deadlines. Such dates and deadlines will consist of the date that the down payment will be required by, building inspection contingency dates, etc. I will assess you through all inspections to make ensure that the home you are buying is in great condition. I will also asses you  through any contingencies necessary to ensure that escrow will close successfully and that your family and your self will be satisfied. During this time, I will be working closely with your Title, Escrow and Mortgage representative to arrange the payment on your home and the transfer of Title to your name.

F.  Closing:

Once we have inspected the house and removed all contingencies to prepare the home for your family, we will be able to close the deal. All parties will sign the necessary paperwork to complete the transaction Title in order to transfer the property from the seller to you. The down payment will be deposited to escrow that will make arrangements with the bank to pay the seller and change the home Title to your name.

G. Post-closing:

You will get your house keys and be ready to move in!
